Why I do this
With over 20 years in the property industry, I’ve seen it all. I spent most of my career as an estate agent, but I often found myself frustrated by the “missing pieces” when it came to mortgage brokers. I knew there was a better way to give buyers a clear, honest picture of their journey, so I took my CeMAP exams and bridged the gap myself. Today, Giles Financial Services (recently rebranded under the Giles Estates family) is the result—a business built on total transparency and the kind of insider knowledge you only get from decades on the front lines of the UK housing market.
For me, it’s about more than just numbers; it’s about the “keys in hand” moment. Whether I’m helping a first-time buyer step into their very first home or rescuing a homeowner from the “scary” interest rates their bank offered on a remortgage, I live for the win. My goal is simple: to be the person you trust so much that you wouldn’t dream of letting your friends or family get a mortgage anywhere else. I provide jargon-free, expert advice that puts you—not the lender—first.
When I’m not hunting down the best deals across the market, life is all about family and the great outdoors. There’s nothing I value more than quality time with my family, usually centered around the beautiful Woodbridge landscape we’re lucky to call home. Whether we’re out sailing on the River Deben, or I’m heading into the woods for a long walk with my dog, Bear, those moments are what it’s all about. Background and qualifications
I’m authorised and regulated by the Financial Conduct Authority — you can find me on the public FCA register at fca.org.uk. I hold the qualifications required to give regulated mortgage and protection advice in the UK, including for lifetime mortgages, so I can advise on equity release as well as standard residential cases.

How I actually work
Most clients work with me entirely by phone, video and email — wherever they are in the UK. I work from home, by choice, which means you get my full attention rather than half of it shared with whatever else is going on in an office. I’m available evenings and weekends if that’s when works for you, and I never charge for an initial conversation.
When we work together, you get one named adviser — me — from your first call to the day you pick up the keys. There’s no call-centre. There’s no junior staff member taking your details and passing them on. There’s just me, your case, and 90+ lenders to compare against.
Why no fees for key workers
I waive my broker fee for NHS staff, Blue Light Card holders, teachers, social workers and the armed forces. Free, every time, on any mortgage. It’s a small thank-you to the people who keep the country running.
Based in Suffolk
I know the local market from Ipswich and Bury St Edmunds through to the smallest coastal village. That said — Suffolk is where I happen to live, not the limit of who I work with. Wherever you are in the UK, the service is exactly the same.
